What a lovely experience in a
charming house, whose charm is only surpassed by the charming innkeeper! Your
dinners and breakfasts are absolutely amazing and it was worth the drive to
experience them and your gracious hospitality. We look forward to passing
through the region again and stopping over for a night... or two... or more!

so memorable & wonderful! Our day trips to Niagara Falls and to see the lilacs
in Rochester were great and then returning to the B&B and visiting with

You are one in a million! Your
personlity and demeanor was meant to be in this wonderful house - for bringing
life into this space that will stay in theses walls forever! We certainly will
remember our visit forever! It is incredible how you were able to revive this
house with the personal touches. The cherubs were "dancing" when we stayed
in Cupid's Retreat - we'll keep in touch -. I'll be sending you some pictures &
a book on perennials. PS The food was incredible.

Coming here we didn't know what
to expect but it turned out to be a wonderful most amazing weekend. You made us
feel right at home...honestly I don't wish to leave. We enjoyed everything you
have to offer and the conversations were great. I just want to take you home
with me.
We
hope to come back one day and will tell or friends of how they just Need
to come to your little attractive "Bates House" thank you for your superb
hospitality.

Warm as the sun kissed morning
dew atop the splendiferous lilac trees in summer

star that greets the changing sky from dark to light.
Keen as the wise old brn owl
that sings his noturnal song in the quiet of the evening
in the blackness when all
should be asleep.
We came upon a beacon called
the Villa Serendip...
Thank you Fran for all you've
done to make us feel at home. I needed this serene getaway and your warm bright
smile to greet me every morning was just delightful and reminiscent of my
family. Hope to be back this way again someday! May you always be blessed in
your graced surroundings! May good fortune and an auspicious like prosperity
always be yours.

From the moment your greeted us
coming out of the car from your front porch, I knew this was a great decision.
Getting the chance to talk with you over a glass of wine & hear all about you
and your family was a real treat. The fact is the best I've had in quite some
time (don't tell mom!) And the limo you set up for us with our new friends (aka
your other guests) was beautiful and educational.
This house is amazing & truly a
blessing. The backstory, the hard work, the decor, bur especially the love and
hospitality that is clearly evident with each step... you can tell there is a
lot of Fran here. you have been so kind to us and so helpful and pleasant. You
are a terrific woman with so much life and love.

a wonderul and truly remarkable stay in your beautiful home. You made our long
weekend so very special, and your gracious hospitality made us feel at home from
the moment we arrived. We so enjoyed your delicious cooking, sitting on your
porch talking to Jim on Saturday night and just enjoying your beautfiul home.
all the hard work you have put into this old house over the years is really
remarkable. Thank you again for all your good advice-we so enjoyed talking to

Thank you for making our
"Girl's Getaway Weekend" so memorable. You are very accommodting, down to earth
and interesting - we love your stories. the food was incredible!!! There was a
lot to do in the area that has a rich history. The home and you are so
interesting and the house with all the grounds are simply spectacular. It was a

Would you believe I m not
really a fan of b&b's. But... I saw your place online and knew it was something
special! Plus - you have made "Romance" fun and affordable! Your packages are
outstanding. We couldn't get better meals at a five star restaurant!
I so hope I am like you when I
get older. I would love to do what you do and brighten other peoples lives with
honest to goodness caring. Anyways - best of luck! We'll be back to plant some
